Overview
The Property Maintenance Division regulates all Codes adopted by Pennsauken Township that deal with existing properties. The inspectors canvas the Township looking at properties to see if they meet the minimum maintenance standards. They also inspect all residential properties when they are being sold and all rental units located in one and two-family dwellings for violations of the maintenance standards. Inspectors also responds to resident complaints regarding property maintenance issues by visiting the property to determine if the complaint violates the minimum maintenance standards.
Housing Resales
For Residential Housing Sales – A housing resale CO and fire certificate is required for every transfer of ownership for all one and/or two-family dwellings. To obtain the CO and fire certificate the property must pass a housing resale inspection. To apply for a housing resale CO and fire certificate inspection please complete the Housing Resale & Fire Certificate Inspection application and return the completed form to the township, along with the required fee.

Rental Properties
For Residential Rental Properties – all one and two-family dwelling must be registered and inspected on an annual basis. The fee for registration is $350 annually. Once a rental property passes the inspection, a Rental Certificate of Inspection is issued. The Certificate is good for one year from date of issue. To register a property as a rental, please complete the Rental Registration Application and return the completed form to the township, along with the required fee.

For a Lead Safe Certificate – The State of NJ requires all rental properties in the State to submit either a Lead Safe or a Lead Free Certificate to the Municipality. You can obtain these Certificates by hiring a NJ DCA approved Lead Evaluation Contractor and submitting the Lead Safe or Lead Free Certificate to the township. You also have the option to hire the township to obtain a Lead Safe Certificate only. The fee for a township Lead Safe Visual Assessment is $170. To request a Lead Safe Visual Assessment from the township, please complete the Lead Paint Visual Assessment Inspection Application and return the completed form to the township, along with the required fee.
